求助，如果违约房租合同，应该交多少违约金

依据南澳州租房条例，如果你签了一年的合约，在未够期之前搬出，你必须尽快通知业主打广告另外找房客，你的责任是要付业主的广告费用及直到业主找到房客为止应该缴付的租金。你可以与业主达成协议，付定额的赔偿费用，法例没有明文规定，主要是双方同意。

郑律师，您好。
我和2个室友也是这样的情况，房子要到明年2月到期，可是我们今年12月份就回国了。
上次和房东女儿谈了一下（房东在堪培拉），我们说给磅金给她作为补偿，她不愿意。
目前找人短租，也很麻烦。
所以，请问，如果我们直接走了的话，房东会做些什么？对我们明年过来上学什么的有影响吗？
