求教： TAKE房子要注意什么？

是我第一次TAKE房子，所以有没有什么地方要特别注意？ 比如定金，交租，修理东西上。

明天把房子好好看一遍，然后签合同时候是我同学跟我一起去，我看过了他的合同，无非就算租期，注意事项，房东每月固定要收的钱，人数之类的。这些有什么要注意的马？

我没找中介，是要接 我的同学到期合同。 不过TAKE房子前，也是要把破损地方拍照。但如果有些地方拍不到，签合同时候是不是要注明？
